Frequently asked questions about our planned works:
How do you decide what work is needed?
We carry out Home Condition Surveys on our properties every five years to understand the condition of our homes and buildings. We use this information to plan future improvement works where they are needed most.
When making these decisions, we consider factors such as the age, condition and expected lifespan of building components, including kitchens, bathrooms, windows and roofs.
Will I be told about planned work?
Yes. If work is planned for your home or building, we’ll contact you to explain what is proposed and what it means for you.
You’ll be assigned a dedicated Liaison Officer who will be your main point of contact throughout the project, keeping you informed and answering any questions you may have.
Will I have to pay?
If your lease agreement states that you are responsible for contributing towards the cost of major works, you may be required to pay a share of the costs.
For larger projects, we’ll consult with leaseholders before work begins through a formal Section 20 consultation process, ensuring you are kept informed throughout.
What is a Section 20 consultation?
A Section 20 consultation is a legal process that allows leaseholders to be informed about, and provide feedback on, major works before they begin.
If the cost of the work is expected to result in an individual contribution of more than £250, we will carry out a consultation. If we appoint a contractor other than the lowest bidder, we’ll explain the reasons for our decision before the work starts.
